The properties that never reach the market are often the most exceptional ones.
We make introductions — not listings.
The most desirable hospitality assets rarely appear on the open market. When they do, they arrive already filtered through layers of intermediaries, priced for exposure, and surrounded by competition.
Properties listed publicly are often there because private efforts failed. By the time they reach a platform, the negotiation dynamics have shifted against the buyer. You are competing with everyone.
An off-market introduction means you are the first — and often the only — serious buyer at the table. The asset is presented with discretion, the terms are shaped by relationship, not by auction.
Deals that happen quietly, at better valuations, with genuine alignment between buyer and seller. The kind of transaction that looks fortunate to the outside — and is simply the result of being in the right room.
We do not manage a listing platform. We manage relationships — with owners who prefer discretion and with buyers who understand what that means.
We begin with a conversation. We want to understand your criteria, your timeline, and your acquisition logic. Without this, we cannot make a useful introduction.
We review our current pipeline and active ownership relationships. When there is a genuine fit, we make the introduction — personally and directly.
From that point, you have direct access to the ownership side. We remain available to facilitate — but the negotiation is yours. We are not a broker.
Off-market introductions are not for every buyer. They require patience, readiness, and the kind of seriousness that owners can recognise immediately.
Investors seeking direct ownership of hospitality assets in prime locations, looking to operate, reposition, or hold as a long-term asset with a lifestyle dimension.
Established operators looking to expand their portfolio with assets that align with their brand positioning and offer genuine differentiation in their market.
Institutional-grade buyers looking for assets with operational income, repositioning potential, or heritage character in markets with limited public supply.
We work across segments and geographies, always with the same premise: the asset is not on the open market, and the ownership is considering a transition.
18th and 19th-century buildings with heritage designation, typically in historic city centres or rural estates. Often with exceptional conversion potential for hotel or residential use.
Operating or dormant hotels on the Mediterranean coast, island territories, and Atlantic markets. From boutique beachfront properties to larger resort formats seeking repositioning capital.
Independently owned urban hotels in primary and secondary European cities. Often family-owned for multiple generations, with genuine character and a desire for the right buyer.
Non-hotel assets with existing hospitality permits or clear conversion potential — former convents, historic mansions, rural estates — where the asset requires vision and capital more than marketing.
A curated introduction service for hospitality assets that are not listed publicly. We connect serious buyers directly with ownership — without intermediaries, without advertising, and without the noise of the open market.
We do not charge buyers for the initial introduction. Our arrangement is with the ownership side. This means your access to our pipeline is cost-free until a transaction closes — and the terms of any success fee are transparent from the first conversation.
We do not hold a portfolio of listings and we do not advertise assets. We work through relationships with owners who are considering a transition but prefer not to test the open market. Every introduction is one-to-one — not broadcast to a list of registered buyers.
Our current pipeline is concentrated in Spain, Portugal, and select Mediterranean markets. We are expanding across Southern Europe and will work in other geographies when the right relationship exists on the ownership side.
We do not publish a floor, but in practice most assets in our pipeline require a minimum acquisition capacity of €1M and typically range significantly higher. We do not work with buyers who are speculative, unfinanced, or without a clear acquisition rationale.
You write to us. We have a brief conversation to understand whether there is a genuine fit. If there is, we make an introduction. If not, we tell you clearly — and remain in contact for when the right asset appears.
